From the first model home visit to closing day — here's how I protect you.
Builder contracts are 30–60 pages long and written to limit the builder's liability. I read every clause, explain what it means, and flag anything that puts you at a disadvantage.
Builders negotiate — most buyers just don't know it. I'll push for upgraded finishes, closing cost credits, lot premiums, and price reductions based on market conditions.
New construction isn't automatically perfect. I coordinate pre-drywall and final walkthrough inspections with licensed third-party inspectors — not the builder's team.
I give you an honest, unbiased read on each builder — their reputation, warranty track record, construction quality, and community HOA. Not the sales pitch version.
Builder closings have unique timelines, delays, and contingencies. I manage the process, communicate with the title company, and make sure nothing falls through the cracks.
Before you sign off and get your keys, I walk through the home with you to document every punch list item and make sure the builder corrects them before closing.

When you've found the right home, I review the contract in full, negotiate your best deal on upgrades and costs, then walk you through every page before you sign.
