The community offers both single-family homes and townhomes — a less common combination for a builder at this price point — making it accessible to a range of buyers, from first-timers to those wanting a detached home near Disney and the theme park corridor.
Starlight Homes positions itself as an "affordable new construction" brand, with everything-included features like stainless appliances (washer, dryer, refrigerator, microwave, oven, dishwasher), granite countertops, and energy-efficient designs built into the base price. Home sizes run from roughly 1,536 to 2,345 sq ft across several plans.
The community sits approximately 13 miles from Walt Disney World and 15 miles from Disney Springs — which is a double-edged location: strong for short-term rental potential (if HOA rules allow) and family living, but the Osceola County area warrants careful research into flood zones and insurance costs.
Some quick-move-in homes show notable price reductions from original list. Current inventory is limited — prices fluctuate monthly.
An HOA is in place. Verify the monthly or annual amount and rules (especially short-term rental restrictions) before signing. Osceola County STR ordinances also apply independently of HOA rules.
Zoned for Sunrise Elementary (2.9 mi), Horizon Middle (0.9 mi), and Poinciana High School (1.6 mi) in Osceola County Public Schools. Verify directly with the district before purchasing.
Velocio Mortgage (NMLS #1529234) and Trailblazer Mortgage (NMLS #2106646) are Starlight's affiliated lenders. Incentives are tied to using them — but you are not required to. Always compare.

Starlight Homes runs incentives through their Starlight Homes Advantage program, which bundles rate buydowns and/or closing cost credits — but requires using their affiliated lenders (Velocio or Trailblazer Mortgage) to qualify. As of July 2026, Orlando-area incentives include:

Starlight Homes generally offers buyer's agent co-op at their Florida communities, including Hawks Run. However, co-op policies can change without notice, and specific inventory homes or plan types are sometimes excluded.
