If you cancel properly in writing before the inspection period expires, your full earnest money deposit is returned — typically within 10 business days. Your agent will submit a cancellation notice and a release form to the escrow agent (usually a title company).
If you cancel after the period expires without a valid contractual reason (appraisal contingency, financing contingency, etc.), the seller may be entitled to keep your deposit. This is why the deadline matters so much.
If you need more time — for example, waiting on a specialty inspection or contractor estimate — you can request an extension from the seller before the period expires. Sellers don't have to grant it, but most will agree to a short extension if you're clearly engaged and serious about the purchase.
